§ 6. Final plat.

  • (1)

    The final plat must be on tracing cloth or mylar and a minimum of eight full size and 15 8½ × 11, plus three copies of construction plans, sealed by a professional engineer, together with copies of any private covenants or deed restrictions too lengthy to be shown on the plat, shall be submitted to the city council.

    (2)

    The final plat is to be drawn at a scale of not more than 100 feet to the inch from an accurate survey and on one or more sheets whose maximum dimensions are 18 inches by 24 inches. If more than two sheets are required, an index sheet of the same dimensions shall be filed showing the entire subdivision on one sheet and the areas shown on other sheets.

    (3)

    The final plat shall show:

    a.

    A complete traverse circumscribing the boundary lines of the area being subdivided with accurate distances and bearings. All survey work shall be performed in accordance with regulations 4 CSR 30-16.330 and 4 CSR 30-16.040 of Missouri Board for Architects, Professional Engineers, Professional Land Surveyors and Landscape Architects;

    b.

    The lines of all proposed streets and alleys with their widths and names;

    c.

    The accurate outline of any portions of the property intended to be dedicated or granted for public use;

    d.

    The line of departure of one street from another;

    e.

    The lines of all adjoining property and the lines of adjoining streets and alleys with their widths and names;

    f.

    All lot lines together with an identification system for all lots and blocks;

    g.

    The location of all building lines and easements provided for public use, services or utilities;

    h.

    All dimensions, linear and angular, necessary for locating the boundaries of the subdivision, lots (identified by lot number), streets, alleys, easements, and any other areas for public or private use. Linear dimensions are to be given to the nearest hundredth of a foot;

    i.

    The radii, arcs, chords points of tangency and central angles for all curvilinear streets and radii for rounded corners;

    j.

    The location of all survey monuments, corners found or set, and benchmarks together with their descriptions;

    k.

    The name of the subdivision, a small sketch showing its general location, and the scale of the plat, points of the compass, the name of owner or owners or subdivider, and the signatures of each owner;

    l.

    The certificate of the surveyor attesting to the accuracy of the survey and the correct location of all monuments shown;

    m.

    Legal description of the property being subdivided;

    n.

    Private restrictions and trusteeships and their periods of existence. Should these restrictions or trusteeships be of such length as to make their lettering on the plat impracticable and thus necessitate the preparation of a separate instrument, reference to such instrument shall be made on the plat;

    o.

    Acknowledgment of the owner or owners to the plat and restrictions, including dedication to public use of all streets, alleys, parks, or other open spaces shown thereon and the granting of easements required;

    p.

    Certification of approval by the city planning and zoning commission;

    q.

    Certificates of approval for endorsement by the city council;

    r.

    Be accompanied by a check payable to the City of Boonville in the amount sufficient to cover all recording fees established by the Cooper County Recorder of Deeds; and

    s.

    Form of guarantee for public improvements.
