§ 14.1. Residential center city overlay district.

  • The residential center city overlay district is defined as pictured and designated on the map attached to this exhibit.

    The overlay district is a specially designated residential area of the city that conforms to not only the basic zoning, building and property maintenance regulations but also to standards of this overlay ordinance protecting the traditional character of established neighborhoods by applying a set of infill housing standards regulated by the building inspector and the ad hoc architectural review committee.

    There are a number of properties in this overlay district that fall within a C-1 or C-2 commercial district even though the properties are currently more residential in nature or surrounded by residential uses. Applies only on all newly constructed residential structures in the designated area.

    The residential properties included under this ordinance are those residential properties designated on the attached map. Any additions, deletions or changes to the properties included in the residential center city overlay district by street or neighborhood shall be added by request to the P&Z commission. This is considered a zoning change and requires a public hearing with the city council before any changes may be approved.
